Sonesta Completes $400M Portfolio-Wide Hotel Refurbishment

Sonesta International Hotels Corporation has completed a sweeping series of refurbishment projects across its global portfolio, representing an investment of more than $400 million. The initiative spans multiple brands and property types, underscoring Sonesta’s strategy to elevate guest experiences while strengthening the long-term value of its owned and managed hotels.

According to John Murray, president and chief executive officer of Sonesta, the scale of the investment reflects the company’s confidence in its future and its commitment to quality. Roughly one-third of Sonesta’s managed full-service portfolio was included in the refurbishment program. Murray noted that as both an owner and operator, Sonesta places a strong emphasis on continuously upgrading its hotels to ensure they meet and exceed evolving guest expectations.

Several flagship properties within the Royal Sonesta brand underwent extensive renovations. These include The Benjamin Royal Sonesta New York and The Royal Sonesta Kaua’i Resort Lihue, both of which received comprehensive updates to guestrooms, public spaces, and food-and-beverage venues. Sonesta also marked the opening of the Royal Sonesta Capitol Hill, created through a large-scale adaptive reuse of a former government building in the heart of Washington, D.C.’s Capitol Hill neighborhood.

Across the Royal Sonesta portfolio, renovations introduced a range of modern amenities designed to enhance comfort and functionality. Updates included refreshed guestrooms and lobbies, redesigned dining outlets, shower conversions, advanced bedside lighting controls, smart televisions, and upgraded WiFi infrastructure.

Significant enhancements were also completed under the Sonesta Hotels & Resorts brand. The Sonesta Resort Hilton Head Island in South Carolina was reimagined with the addition of kitchenettes in corner king rooms and luxury specialty suites, upgraded public and meeting spaces, four new food-and-beverage concepts, and a newly built adult swimming pool. Other renovated properties within the brand include Sonesta Irvine, Sonesta Miami Airport, Sonesta White Plains Downtown, and Sonesta Los Angeles Airport LAX, each benefiting from targeted upgrades aligned with their respective markets.

Sonesta’s extended stay and select service brands also received major attention. Renovations at Sonesta ES Suites, Sonesta Simply Suites, and Sonesta Select Hotels focused on guestroom improvements such as bedside charging stations, 55-inch televisions, new mattresses, and refreshed finishes. Public areas were redesigned to better serve modern travelers, with the introduction of The Focus coworking spaces at many Sonesta ES Suites locations, improved breakfast layouts, and expanded grab-and-go markets. Properties completing these upgrades include Sonesta ES Suites Toronto-Markham and Sonesta ES Suites Torrance Redondo Beach.

Looking ahead, Sonesta plans to continue investing in its portfolio. Upcoming projects include significant renovations at the Royal Sonesta Hotel Boston and the Nautilus Sonesta Hotel Miami Beach, both scheduled for completion later this year, reinforcing the company’s long-term commitment to reinvention and guest-focused hospitality.
